INSPECTION PROCESS

A Charter inspection will include:

  • Exterior Inspection: all visible and accessible components of the exterior of the house inspected including siding, casings, gutters driveway, walkways, decks, steps, roof, chimney, visible flashing,  retaining walls, grading, etc. Flat roofs with access scuttles are walked (with permission). Pitched roofs will be viewed with binoculars from the ground.

  • Basement Inspection: all visible and accessible structural components evaluated: foundation, girders, support posts, sills, floor system etc. In addition, the utilities, plumbing, heating and electric will also be inspected. The basement portion of the inspection is the most time consuming and is where some of the more costly problems may be observed. Maintenance and explanation of the systems are also discussed in the basement area. A careful inspection for any signs of wood destroying insect activity in accessible areas will be done along with an evaluation of any insect damage within the scope of the inspection.           

  • Interior Inspection: The interior is evaluated room by room: windows, floors, walls, ceilings, electric outlets checked, and heating tested. Evidence of any settlement is checked. Kitchens and bathrooms fully evaluated including plumbing, cabinets, some appliances, tile work etc.

  • Attic Inspection: Accessible attics designed for safe entry are entered and inspected for roof structure, insulation, roof ventilation, water penetration, any wiring or moisture issues. Attics tend to be an area that is ignored and need a careful evaluation for any possible moisture issues.

 

During and after the inspection I will answer any questions or concerns you might have.  I will then send a copy of the report to you detailing all the findings via email the same day I conduct the inspection.
